Studio apartments have always been the residence of choice among bachelors living in Dubai, but as the expat population of the emirate continues to rise, the units are increasingly being preferred by couples and newly-weds looking for affordable housing in the city.
Such is the demand of these units that their average property yields go as high as 12% in some areas. For people interested in investing in Dubai solely to benefit from high rental yields properties here offer, Bayut details Dubai’s areas where studio apartment returned the highest yields to landlords in Q2 2016.

Dubai Silicon Oasis
Dubai Silicon Oasis is another popular suburban locality of Dubai, which sits next to International City Phase II. Studio apartments here offered the third highest property yields (10%) in the second quarter of 2016. Contrary to the first two, this locality is located on the northern end of Dubai. Experts say believe the area has bright prospects as it lies close to Dubai Academic City and is easily accessible.
Studio units in International Media Production Zone (IMPZ) also retuned average rental yield of 10%. The locality is another suburban community located on Sheikh Mohamed bin Zayed Road. IMPZ neighbours Dubai Sports City and Jumeirah Golf Estates.
